As "Индивидуальная" is Capitalized in this sentence, isn't there in this Purchase&Sale (or Sale&Purchase) Contract any defined term with this capitalization (it seems that the follow-up word has been inadvertently omitted). Because of the grammatical rules of the Russian language, it cannot be "владение" ("possession") or "пользование" ("use"), but only "собственность" ("ownership"). And according to Russian laws a real estate can be in the "individual", or "joint", or "cooperative", or "corporate" ownership.

If it is really "индивидуальная собственность" that is in question, in order not to plunge into these legalese details I would rather translate it as exclusive ownership (meaning that the Buyer - whoever it is - acquires ALL rights of ownership to the real estate (in this case - apartment) in question.
