investment lease

"Investeringsleie", it's not a word you'll find in a dictionary, it's just a compound of "investment" and "rent"/"letting".

It also seems that the lessor (landlord) is the party to pay this "investment rent" (to cover costs related to "current property assets").

Since I can't think of an established term for this, my suggestions are either the direct translation "investment lease" (as opposed to "investment rent", with property assets). Or perhaps you could use "lease of current capital/property assets".

sinking fund contribution

Not a literal translation, but that's what the arrangement looks like.

Contrast a payment of ground rent.

Example sentence:

Calculation of sinking fund contributions will be based on a professional assessment of the life expectancy of the building components
