parts ou actions

French to English Bus/Financial Finance (general) property appraisal
From the conclusion of a property appraisal document (see item 2):

- Cette valeur prend en considération la fiscalité actuellement applicable en cas de vente directe d'immeubles.
- Le prix de cession de parts ou actions de Sociétés détenant un ou plusieurs actifs immobiliers doit faire l’objet d’une approche comptable complémentaire.
- Cette valeur ne tient compte d’aucune valeur de convenance pouvant intervenir entre les parties.

I usually translate "parts" as shares and "actions" as shares or stocks. But here they are in the same sentence - could someone please help me understand the difference between the two? Thank you!

agree Christopher RH : Just "shares" for me too. The worst is when a contract defines "titres" as "parts ou actions" but retains separate definitions for each of them...
